Add, amend or delete the topics that make up Schedule A and the inline general advice in every contract review. Changes save automatically and apply on the next review you generate.
Staff
Each staff member appears in the Prepared by picker on the review surface. The selected staff record fills the cover page, the welcome letter and the sign-off in every contract review.
Firm details and branding
These details appear on every contract review (cover page, page header, sign-off, cover email). Change here once and every future review picks them up.
Logo
Saved as a data URL inside the browser. The next contract review will pick it up automatically.
No custom logo - using bundled bell-logo.png
Brand colour palette
Hex without alpha. Used for headings, callouts and the cover signature block.
Costs
Lodgement and search fees that appear in the report. Bell\'s own conveyancer fee is managed separately via your fee schedule and not edited here.
NSW transfer duty schedule
Update when Revenue NSW publishes new brackets. Empty fields fall back to the built-in defaults.
First Home Buyer Assistance Scheme thresholds
Lodgement and search fees (estimates shown in the report)
FAQs
The frequently asked questions block at the back of every contract review. Add, edit or remove questions to suit your firm.
Glossary
The glossary table at the back of every contract review. Edit existing terms, add new ones, or hide ones you do not use.
Cover email templates
Templates for the cover email that accompanies every client letter. The placeholders {{greeting}}, {{address}}, {{staff_name}}, {{staff_phone}}, {{staff_email}}, {{firm_name}} are replaced automatically when the email is generated.
Property templates
Defaults that auto-fill the matter settings card based on the type of property. Pick a template on the matter settings card and these defaults are applied.
Standard amendments
Boilerplate amendments your firm asks for on every applicable contract. Each row maps to a contract clause and a request. The AI per-clause analysis is layered on top.
Welcome letter and sign-off templates
The opening paragraph of the welcome letter and the closing block on the final page. Use placeholders {{greeting}}, {{address}}, {{staff_name}}, {{firm_name}} - they are replaced when the report is generated.
Welcome letter opening - by exchange path
Final page - "A final word from your conveyancer"
Wording rules - teach the system your phrasing
Every time you spot a clause type the AI does not phrase the way you would, add a rule here. The system pattern-matches each clause and overrides the AI output with your wording. Over time your rules become the house style and every review reads consistently.
How matching works. Enter trigger words or short phrases (one per line) that identify this kind of clause. If any of them appear in the clause text, label, or plain-English description, the rule fires. Your explanation and recommendation replace whatever the AI produced.
Topic templates - which advice topics auto-include per property type
Pick which library topics turn on automatically for each property template. Tick to force a topic on, untick to leave it to the standard trigger logic, or set to off to suppress it. The conveyancer can still override on the matter itself.
Topic dependencies - link related advice together
When a topic turns on, automatically turn on every topic listed as its dependency. Useful for clauses like strata - turning on the by-laws topic should also turn on the strata levies topic, and so on. Dependencies are applied after the standard trigger logic runs.
Section visibility - hide entire letter sections per property type
Some letter sections only make sense for certain property types. Tick to force a section to always show, untick to leave it to the contract data, or cross to suppress it entirely. This applies to both the docx letter and the live preview.
Trigger conditions - edit when a topic auto-includes
Every advice topic has a trigger expression that decides whether it auto-includes on a given matter. Edit those expressions here without touching code. The cheat sheet below shows the supported syntax.
Syntax cheat sheet
always: include on every matter never_default: off by default, manual toggle only field: include if context.field is truthy !field: include if NOT truthy field == "value": equality field >= 100: numeric compare cond1 || cond2: OR cond1 && cond2: AND
Nested paths supported: natural_hazards.bushfire_prone
Recommended searches
Manage the optional searches the team can offer clients. Each search has a name, a plain-English explanation, a typical fee (subject to change), and a category.
Yellow searches are offered to every purchaser as standard. Grey searches are offered only on rural or acreage matters.
Untick the active flag to hide a search without deleting it.
AI costs
Token usage and Anthropic cost for every reader call. Use this to reconcile against your monthly Anthropic bill, identify expensive matters, or sanity-check pricing changes.
Backup and restore
Export every admin-managed setting (firm details, staff, library overrides, FAQs, glossary, cover emails, property templates, standard amendments, costs) as a single JSON file you can save anywhere or import on another machine.
Reset
Reset administrator-managed data back to its built-in defaults. This does not affect saved per-matter edits or notes.
A reset clears your overrides and restores the originals shipped with the app.
